Unable to login to Oracle VM Manager, OVMAPI_6000E Internal Error

I am trying to follow the steps to run the Virtual machine templates on
http://www.oracle.com/technetwork/server-storage/vm/template-1482544.html

I get up to the step where it says
"To log into the Oracle VM Manager console, double click on the OracleVM Manager Login icon on the desktop. Enter username admin and default password Welcome1 to log into Oracle VM Manager."

When I try and login using admin, and Welcome1, I get the following error message
"Unexpected error duing login (com.oracle.ovm.mgr.api.exception.FailedOperationException: OVMAPI_6000E Internal Error: Connection refused Mon Aug 20 18:10:00 PDT 2012), please consult logs for details.

I am using VirtualBox 4.1.20r80170 and OracleVM-Manager-3.1.1-build365.ova. For the server ip address I chose 192.168.0.1

Has anyone else had success in getting this VM template to work?
