Rich Text Editor - Displaying HTML

Hi all,

Hopefully this is a quick one.

I'm extremely new to ApEx (< 3 months) and I have ran in to a bit of a problem.

I have created a page within the application that allows admin users to update the text that is displayed throughout the application using Rich Text Fields. I am also using this to allow users to update the help tool tips that I have also created as display only items with escape special characters turned off.

The issue that I am having is with the help tool tips, instead of displaying the HTML in the region, it is showing just as text - EG

<html>
<p style="text-align:right"><a href="#" title="Insert Text Here">Help</a></p>

</html>

I have set the Item to display only and have turned off escape special characters.

I can sometimes get this to work, but when I go to the text editing page instead of displaying the text above to edit in the Rich Text Fields it just shows the HELP tool tip with the text inside.

I'm sure I'm missing something extremely obvious but I'm not quite sure what that is.

Any help at all is much appreciated.
