Refresh region title

APEX 5.1.2

Is it just me or is it surprisingly difficult to refresh a region title which uses a &ITEM. substitution variable? I have a modal dialog next to the region title that modifies the title so when the dialog closes I would like the title to refresh. I tried a [Dialog Closed] DA with a) Refresh b) Set Value but it didn't work.

Any ideas? Thanks
