Problem with region display on opening a Lightbox

Hi,

I have created a lightbox in apex 4.1 which opens a page with some regions on click of a button. Also there are some conditions on the regions on the page which opnes.
The issue is when i click on the button, these regions do not appear properly. At times the regions appear and at times it doesnt even though the conditions satisfy.
Can you please suggest what might be causing the issue?
