New to opatch -having troubles

I am trying to use opatch and keep running into issues.

E:\Oracle\product\11.2.0\dbhome_1\OPatch>opatch lsinventory
The Oracle Home E:\Oracle\product\112~1.0 is not OUI based home. Please give proper Oracle Home.
OPatch returns with error code = 1

Does anyone have any info they can provide on this...It is my first time using opatch..

My actual oracle_home is E:\Oracle\product\11.2.0\dbhome_1
