-IRR- manual calculation instead of using ESSBASE @IRR

Hi All,

I'm using the essbase function @IRR, but it doesn't always give a correct result.

i.e:

FIX(normal, balloon)
@IRR(rental, 1, term1:term48)
ENDFIX

it works for the normal, but it return incorrect result for balloon. i.e: -200%....

did anyone know why or know the formula to create manual calculation instead of using ESSBASE @IRR?
