Can not upgrade from 10.2.0.3 to 10.2.0.4

Hi,

I have Oracle 10.2.0.3 DB, which I want to upgrade to 10.2.0.4. I have checked all the pre-requisites including time zone problems. I stopped all the DB services, set the ORACLE_HOME and ORACLE_SID. Now when I ran the 'runInstaller', the installer is not showing any installed products. (I am expecting that it would show 10.2.0.3). It is asking me to give ORACLE_HOME location, which If I am pointing to the existing 10.2.0.3 home, it is giving warnings to point to a non-empty directory.

I am assuming that it is not able to recognize the 10.2.0.3 DB. What should I be doing now to continue with the upgrade? Please help me...
